Northside Hospital Breaks Ground on New Cherokee Medical Office Building with Realty Trust Group and Healthpeak Properties


(Cherokee County, GA – October 2025) — Northside Hospital broke ground on Cherokee Medical Office Building III (MOB III), a six-story, 150,000-square-foot facility that expands healthcare access and meets the growing needs of Cherokee County’s rapidly increasing population. The new medical office building is owned by Healthpeak Properties, Inc. (NYSE: DOC), with Realty Trust Group (RTG) serving as Northside’s real estate partner providing advisory, leasing, and project management services throughout development.
The new facility rises on Northside’s Cherokee campus and delivers a robust cardiology program complete with a diagnostic center. Physicians and patients will also benefit from thoracic surgery, bariatric, lung and sleep medicine, neurosurgery, vascular, gastroenterology, ophthalmology/ENT, oncology, primary care, and general surgery services. Northside has already leased a majority of the building, bringing the overall occupancy to nearly full.

Northside began planning Cherokee MOB III several years ago as part of its Cherokee Campus Master Plan. The project marks the first new medical office building on campus in several years and will deliver in March 2027. RTG structured a joint venture partnership between Healthpeak Properties and eight physician groups investing in the project. HRD Architecture and Batson-Cook Construction serve as architect and general contractor.
