The Challenge:

One of the top-ranked health systems in the country, Northside Hospital provides healthcare in a quickly-evolving major metropolitan area with tremendous competition among multiple well-established systems. Northside relies on RTG to support its real estate initiatives.

Mountain States Health Alliance

The Challenge:

Growth is a good thing. After experiencing tremendous growth through the simultaneous acquisition of six community hospitals in the 1990’s, five additional hospitals in the early 2000’s, and the recent construction of two more hospitals, Mountain States Health Alliance is a regional leader in healthcare. RTG helps ensure the various real estate activities align in support of the MSHA’s strategic plans.

We simultaneously implemented a property management software platform for lease accounting and tracking, bringing order to the various components.

University of Tennessee Medical Center

The Challenge:

Due to their teaching philosophy and heavy investment in infrastructure surrounding high-acuity services, academic medical centers often face a significant hurdle when competing in today’s value-based care environment centered around lower-cost outpatient facilities. UTMC engaged RTG for assistance with the development of a comprehensive real estate management strategy to address this issue.

UTMC’’s primary goals were to improve operational efficiency and reduce costs, yet still maintain a high standard of quality. Our recommendations went beyond the immediate issues at hand and took a long-view, including an innovative staffing model and a competitive cost structure.

Results:

  • •Integrated a five building, 320,000 square foot portfolio with over 75 individual tenant leases in under 90 days.
  • •Developed standard leasing protocols and secured critical lease renewals, including many long-term renewals.
  • •Began a multi-phase, multi-year tenant relocation plan to promote adjacency and growth opportunities for key services.
  • •Implemented new budgeting and accounting practices, improving real estate cost transparency and reducing overall costs to the hospital.
  • Improved maintenance practices and work order response time to ensure quality and improve tenant satisfaction.

Harbin Clinic

The Challenge

Harbin Clinic, the largest privately owned multi-specialty physician group in Georgia, enjoys a strong reputation for quality and a dominant share of the local market. As they investigated opportunities for expansion into surrounding communities, they turned to RTG for the development of a flexible, scalable real estate strategy that would align physician interests with support of the current facilities and new development opportunities.

A Comprehensive Approach:

Based on the strategic goals of the practice, RTG facilitated the formation and capitalization of Harbin Properties, a separate entity from Harbin Clinic. The new partnership provided a straightforward approach for individual physicians to invest in the group’’s real estate holdings, and provided a protocol for periodic partnership valuation and buy-in / buy-out procedures. In addition to the added independence of real estate ownership, the partnership provides attractive investment opportunity for physician investors.

Results:

  • •Completed development of six medical office projects totaling over 265,000 square feet.
  • The most recent project (2015) was completed on time and under budget, resulting in ongoing rent savings to Harbin Clinic’s bottom line.
  • •The combination of Harbin Clinic and Harbin Properties has allowed for continued growth of the practice, enhancing market share and physician recruitment to the market, all while providing the highest-quality care in state-of-the-art facilities and realizing financial success.
